Thanks - I normally don't go to The Times, because it's a subs service, but I see this article is free. Incidentally, the 3IN RNS doesn't say Infinis comes with £350m debt - that's in the FT comment.

I would have consulted the Infinis accounts, but from the wording of the RNS I assumed they were buying only a part of the original quoted INFI.

Tempus rates 3IN a buy by stout-hart

The leader in today's Times Tempus column is a great buy recommendation for 3IN following the takeover of Infinis. I am expecting another good increase in underlying NAV when interims are announced later this week.
It's worth remembering that the dividend policy is 5.5% yield on NAV. That's the real reason the SP is always so far ahead of the NAV. The price premium is just a lag in the revaluation timetable. The risk of course is that assets do not appreciate further in value ( or worse, actually lose value), however in today's ultra low interest rate environment, it's hard to see anything other than increasing asset prices. The Infinis assets yielding a net 10% are a typical example.
As an original 3IN investor, I have seen the SP nearly double and the initial 5.5% yield rise to over 7.5%. The total return since launch has been double figures annually.
I am therefore a great fan of both this share and the whole sector.
As I'm sure I've said before - get rich slow !

but did notice the strong retrace , now approaching the 50% retrace ( 185p) ish and with the 61.8fib retrace not too far

Always like to keep an eye on these stats , both for shorting and going long.

Though as many will know I prefer higher beta stocks , this has too far low a beta to make it too exciting for me . But one never knows as the last 2/3 months have been showing

I suspect Financials (Banks), Property and UK focused retailers picked up during this recent sell off aren't going to be the exciting value plays some think.

I'm surprised you are surprised. Infrastructure is one sector that will be least affected by the current turmoil. Revenue streams are guaranteed, often by governments, have inflation protection, and have long timeframes - up to 30 years.
You can keep your "exciting opportunities" I am very comfortable with 4.5% yields and average 5%+ annual capital appeciation. Get rich slow!!

There are just so many more exciting shares out there.

Sometimes a small loss on one lets you leap across onto another to catch the uptrend back.

You then kick yourself if you haven't done it.

That this hasn't fallen further given the "infrastructure" element of the name.

People though now appear to be getting that little itchy-footed and nervous about market directions and are banking some money to either sit on the sidelines or look for a far cheaper buy back.

You cant blame them either as there are some terrific bargains out there that were not available last week and some with great and now Brexit bonussed increased dividends dividends.

It's a good question, however one assumes that the investment opportunities now being pursued were not available last year when the special divi was paid.
Also, the new issue will not dilute our holdings as the new money will be invested in new assets, so the total asset base will rise commensurate with the extra shares being issued. Provided the return from those new assets is at least equal to the return from existing assets, there will be no dilution. If the return is greater then we will actually gain value enhancement.

I for one will be taking up all the new shares offered. An annual return of over 11% since launch is a great record for such a (relatively) safe investment. Today's yield of 4.4% equals around 7.5% on the original £1 investment. If that can be replicated over the next 10 years, I think we'll all be happy. IMHO
